I'm fortunate to work with several highly regarded professionals in the medical field, one of my clients is a renowned heart surgeon . By reputation he is an amazing doctor and I personally know him to be passionate about his work and absolutely dedicated to his patients . He is available to his clients seven days a week. I know this because he is, as dedicated to his patients as I am to my clients. ....Now, If I had any concern about my heart , I would head straight to meet with him....and I would pay very,very close attention to his professional opinion, especially if my health was declining and things were not looking good. I would take the bitter tasting pills without question and if needed, I would take every recommendation he made in order to achieve the result I wanted ... I certainly would not try a little 'self diagnosis or pull out my friends PDR or rely on an article from my favorite newspaper or.. call a friend, to get their recommendations on a good treatment. I would absolutely, 100%, listen very carefully to his advice because he is an expert in his field who has learned from training and vast daily experience .... and I realize that if I listen to him I will eventually get the results I want, without too much prolonged pain. Makes sense right...he's the pro, I'm his patient ... o.k Now interestingly , for some odd reason, as a curious fact, Home Sellers, regular folks ,, from entirely different professions are all practicing Real estate without a license, not even certified, not a single college course, only a sellers knowledge of selling a home and the result has been in many cases a very slow, painful , and very agonizing sale process, that many times feels like a daily heart attack. My caring colleagues in real estate, like doctors in 'consult ' discuss their beloved sellers prognosis, (without disclosing names or details),...and lament ' sellers determined, self diagnosis and prescription on how best to sell their home. The parallel result in the medical profession would be the patient prescribing their own treatment only coming to their senses just short of death, unfortunately in Real estate the same occurs, just before or after the sellers stress becomes too much to bear, on the verge of a heart attack, we get the call... Please tell me again what you think I should do to sell my house ? ? . So what is happening now is this, ' buyers ', my buyers and other agents 'buyers' are waiting...yes,, waiting, and if you're one of those buyers, you know what I'm talking about, you are waiting for the seller to 'market price' their home , fix it , paint it , stage it, or make the price compelling !! ... and in this market my 'buyers' and other buyers are WINNING because as most sellers slowly wait to do the things necessary to sell their homes and analyze ,self diagnose, intellectualize, prophesize, pontificate, the prices are STILL coming down. So sellers, while testing their theories and beliefs are loosing money because ,,, remember the market is still coming down. The real estate activity in 2004 and 2005 was not a "market" it was an anomaly that is not coming back. However I get asked all the time when the market is coming back?, as if 2004 and 2005 are just around the corner.. Unfortunately, the market of 2004 and 2005 are not coming back...So if you have a home listed for sale and your very experienced agent has some advice to share with you it is because they care,,, listen to their advice and if you have a home you're considering selling and would like some thoughtful input , please feel free to call me , I promise to give you great, current market facts and very helpful tips that will help you in todays real market ,Tips for both buyers and sellers looking to get the very highest value in this market.
